The Importance Of Having A Buyer Agent

Image titleMaybe you are sitting at your computer, browsing listings, and occasionally reaching out to listing agents for more information on homes.  Many potential buyers that we speak to don't know how agency works, or don't understand the importance of having a buyer's agent.  

Virginia Law allows what is called dual agency, where the real estate agent represents both the buyer(s) and seller(s) in the transaction, and typically gets paid double the commission.  We at EXIT Cornerstone Realty don't practice this, because we believe this can be a conflict of interest, and our duty is to promote and protect the best interest of our clients.  That is tough to do when we would essentially be turned into a middleman as a dual agent.  How could we be effective in negotiations and truly advise our clients? 

Even if you are just beginning your home search, finding and speaking to a REALTOR can be an essential step.  A buyer's agent can be your one contact for questions on any listings.  He/she can setup and carry out showings for you, educate you on the complex home-buying process, offer market specific knowledge, and eventually help you put together a detail-oriented offer.  Most importantly, they will negotiate on your behalf and orchestrate the transaction from contract to close.  And with EXIT Cornerstone Realty, it is almost always NO COST to you (the buyer) for our services.
