Love the house, love the location but you don't love the inside?? Everyone has their own personal style when it comes to the colors in your house. While some love bright red walls and white carpet....others may hate it. The last thing you want to do is cough up MORE money for your "new" house to change the things you don't love. So what is one to do. Throw on some shades to help with the glare from your bright red wall or only allow those little mess makers we call children to stay off the white carpet.....NO! Recently I was working with a buyer who had a very specific number they had to stay below. We looked and looked and we even had a contract on a home. Unfortunately that deal was dead when a naked man went running down the street. Finally we found a home in the neighborhood they liked and it was priced just right. All looked well from the outside. Then we went inside....bright yellow, bright red and bright pink everywhere. Again, to some this is beauty to others this is stimulation overload. The flooring throughout also needed to be replaced. My buyer did not have any extra money to spend on flooring or paint. Can you live with it? Is this a deal breaker? Can you just leave the lights off so you won't have to see the carpet or walls? Nope. When writing the offer we asked for a.....can't give away my secret. Call me and I would love to explain how we can get this done for you! So with some creative writing tips from my stellar broker and guidance from the fiance man, we were able to have the sellers vacate the property a week prior closing so we could replace ALL of the flooring, paint ALL of the walls and even replace the dinged up garage door. All done at the cost of the seller. Oh and the property was listed "as is." We closed right on time and we have a very happy new home owner.
